時序進入第二季尾聲，投信作帳行情醞釀起跑，權值股遭外資提款之際，投信拉抬的中小型股有望集季底、月底於一身的雙重作帳行情，成為多頭反攻焦點。雖然美中貿易大戰干擾盤勢，但法人表示，在季底作帳壓力下，轉機股與中小型股有望在投信加持下，走出一波轉強行情，尤其是今年毛利率轉佳，且籌碼面乾淨者，更有望推升股價漲勢。. } }); } 截至6月5日，上市公司投信持股比率最高者依序為矽創、立積、泰鼎-KY、健策，比例皆達10%以上；上櫃方面則為台燿、宏觀、雙鴻、良維、邦特，比例則落在17.1～11.1%間。進一步統計，投信連續買超五天且張數達千張以上，共有泰鼎-KY、研華、瑞昱、亞泥、矽創、聯發科、穩懋、台灣高鐵、微星、台光電等10檔。其中，連買12天、張數達2,290張的泰鼎-KY，為美中貿易大戰下的主要受惠者，由於泰鼎是台商泰國第一大PCB廠商，公司已釋出加速轉單的正面的訊息，引起法人買盤關注。至於，投信連續買超搶先看好物分享十天的研華，公司製造鍊已移出中國大陸，且經銷據點遍及全球，目前法人圈預期，在美中貿易大戰紛擾下，經典商品開箱文研華今年獲利預估仍有機會達一個股本。中國信託台灣活力基金經理人周俊宏表示，中美貿易戰短期要達成共識恐怕有難度，在不確定因素的影響擴大的情況下，建議可先觀察6月17日美國舉行的活動產品公聽會，會中將討論自大陸出口輸美價值3,250億美元且尚未被課稅的商品，是否也適用25%關稅稅率，未明朗前，恐還有一波恐慌賣壓。另法人也點名亞泥、邦特、立積、台灣高鐵、聯發科等5月營收亮眼、且不受貿易干擾，較有機會脫穎而出。投信持股比網路人氣商品top10春節送禮推薦率高的前20檔資料來源／CMoney 製表／林婉琪 分享 facebook
地上權助攻 土地成交破千億

受惠地上權地租計算方式大幅調整，帶動地上權土地市場黑翻紅所賜，今年前3季土地成交量大噴出，單季就成交108億元；累計所有權加地上權土地的成交量，一舉突破千億關卡、攻上1,192億元的4年新高點。
第一太平戴維斯昨（26）日公布的調查，今年前3季截至9月26日止，累計全台土地的成交金額，已達到1,192億元，購地動能強勁。
第一太平戴維斯總經理黃瑞楠表示，第3季全台商用不動產市場成交金額並未延續前一季的交易動能，單季成交金額僅82億元、年減69％、季減76％，更是近9季以來的最低數字；累計2018年前3季成交金額，達547億元，年增率1％。
不過在土地市場方面，黃瑞楠表示，在地上權土地叫好又叫座的助攻下，表現強勁，第3季大型所有權土地及地上權土地的成交量，共計達349億元；前3季累計交易金額達1,192億元，是最近4年最大量。
黃瑞楠表示，地上權土地第3季大放異彩，主要是政府公部門近兩年積極檢討地上權土地的地租公式，在大幅調整後，買家終於「埋單」進場。
國產署前年檢討修改地租計算方式，地租3.5％公告地價改採「部分固定、部分浮動」，其中1.2％隨公告地價調整、2.3％則按得標簽約當年的公告地價為準，不隨公告地價調整而改變；去年更進一步調整，浮動地租率從1.2％降為1％，換言之，已等同地價稅稅率。
第一太平戴維斯分析，在公部門重新檢討地上權土地的權利金底價及地租調幅計算方式後，包括銀行、壽險在內的大型法人，紛重返地上權獵地行列，激勵第3季地上權炙手可熱，單季成交達108億元。
尤其元大銀在9月初以82億元得標的台北市仁愛路空軍活動中心地上權，堪稱今年市場的驚歎號。由於該基地限制不得做住宅使用，各家評估方向皆朝向興建辦公室自用或收取穩定租金報酬，也顯示台北市中心新辦公樓供不應求的現象。
至於建商進場購地，依然勇往直前。調查顯示，建商Q3進場競標政府土地就砸進162億元，累計前3季已達803億元，超過去年全年購地金額近3成，預期全年有機會挑戰前波2013年建商獵地高峰。
另一亮點，是政府積極推動危老重建，使得台北市中心具有再開發價值的老舊大樓，開發價值重現。
